A Modern Method
The structural design of the modules allows for considerable flexibility in the size and positioning of windows, internal and exterior doors and internal layouts. Our range of standard products includes multiple layout options for two, three and four bedroomed houses, bungalows or apartments.
The fully internally finished modules are transported, craned and connected to pre-prepared groundworks on site. The required building envelope of roof and external insulation, cladding or brick skin is then installed by the client’s contractor or, if preferred, Modular Residential’s dedicated Site Services team.
All our homes are delivered to site with all plumbing, electrics and internal decoration finished; all baths, showers, cloakrooms and kitchens are pre-fitted.
Internal fixtures can be selected from our range of professionally designed interior packages and there is a wide choice of attractive external finishes to satisfy the local vernacular planning requirements. We can cater for any traditional or modern exterior finish.
We have a Marketing Suite and two Show Homes available to demonstrate the product range, quality of finish, energy efficiency and our professionally designed interior options at different price points.
Our designs are already approved for mortgage purposes through Lloyds Register and BLP, with other warranty provider approvals to be added as they become available. All our designs are Building Regulations compliant and have BOPAS Life Assessment “type approval”. Our many layout options all meet or exceed the Nationally Described Space Standards. The spatial planning allows for lifetime adaptability as prescribed by the Building Regulations Approved Document Part M4(2) – Accessible and adaptable dwellings.
Upholding the principle of “fabric first”, the standard design of our homes ensures excellent energy efficiency, comfortably exceeding current Building Regulations. We also have designs and have built a show home that, when suitably finished externally, meets Passivhaus levels of performance.
All suppliers to Modular Residential are carefully selected to ensure their products and services meet our exacting standards. Products to be included in our range are chosen for their robust quality, ease of maintenance and environmental credentials. The modules are designed for deconstruction and at the end of a home’s life all the structural materials can be recycled or reused. Indeed, if it was required to move an entire home to another site, due to its robust steel structure, it would be quite possible to achieve this.
